*Daytime Gatherings are permissible on a case by case basis with an extra cleaning fee of $250. Events must conclude by 10pm, include no more than 50 people, and follow our house rules. Late night parties and events are strictly prohibited. We have a zero-tolerance policy. *Check-In/Check-Out: Check-in is at 4 PM and check-out is at 10 AM. Early check-ins and late check-outs are subject to availability and may incur a fee due to enhanced cleaning measures and third-party cleaning schedules. Guests overstaying or delaying housekeeping will be liable for associated costs. *No Smoking/Vaping or Drugs: Smoking, illegal drugs, parties, and excessive noise are prohibited, including on porches and in shared spaces. Violations of the smoking policy incur a $250 fine plus cleaning and repair costs. Marijuana use is strictly prohibited. *No Commercial Use: Commercial photography and videography without written consent are strictly prohibited. *Illegal Activities Prohibited: Illegal activity, prostitution, and possession of firearms are strictly prohibited. *Guest Limits: The number of overnight guests must not exceed the number stated in the reservation. Exterior cameras are in use. Violations will be enforced. *Guest Responsibility: Guests are responsible for damages, injury, or loss that occur on the premises. Any property damage must be reported. Accidents happen and we are forgiving of unintentional broken items but unreported damages will be reported to the booking platform. *Pet Policy: Well behaved dogs are allowed on a case-by-case basis. The pet fee is $250 per pet per stay and is charged on the day of check-in. Unauthorized pets will incur additional fees. Cats and other pets are not allowed. Pets are not allowed on furniture or provided linens; an additional $50 fee applies for excess pet hair on linens, rugs, and furniture. A vacuum cleaner is available to assist you with compliance. Please bring your own linen if your pet will be on the bed. Pet waste bags are provided and should be discarded in the main trash bin. Any waste on the turf will incur a $50 cleaning fee. *Consumable Amenities: Initial supplies of amenities like toilet paper and paper towels are provided. Guests are responsible for replenishing these items as needed. *Quiet Hours: Quiet hours are from 10 PM to 7 AM daily. *Amenities: We strive to ensure all advertised amenities are in working order. If an amenity fails mechanically and cannot be used during your stay, we will refund $15 for every 24 hours the amenity is unusable, provided we are properly notified. No refunds are issued for improper use by guests. *Internet Service: Wireless internet is provided as a courtesy. Service can sometimes be erratic. We are not responsible for internet issues or provide technical support, and no refunds are issued for internet service problems. *Agreement to House Rules: Booking a reservation constitutes agreement to comply with these House Rules. Violations will result in liability for any associated damages, fees, costs, or expenses.

GAME ROOM/BEDROOM 5 Our Game Room can be a private space/bedroom with a very comfortable Queen sized couch bed. We also have an Armoire for clothing storage. You will be provided linen and pillows in the Armoire to make the bed yourself. The space is a detached carriage house but is very comfortable with windows, insulation, and climate control. You will need to walk outside, cross the patio to the shared bathroom in the main house (or studio). Please be aware that California generally has excellent weather and rarely rains except for the Spring months, please bear this in mind if you are counting on using it as a 5th bedroom. ABOUT OUR POOL Our cowboy/tank pool is filtered but does not have jets. It is 22 inches deep and 10 ft. in diameter, it is perfect for 6-7 adults comfortably. There is an additional fee to heat the pool to 85 degrees. POOL HEATING FEE To help cover the additional energy costs, we charge $50 per day or $300 per week plus tax. Please message us after booking if interested. PET FEE $50 per Well Behaved dog per night to cover additional cleaning costs. Limit of 2 dogs. Dogs must be crated if left unattended in the home longer than 2 hours, guest must provide the crate. Any unregistered Pet guests can occur a $500 fine. Please reference our Pet Policy. EV CHARGING $25 per charge. EARLY CHECK-IN/CHECK OUT We are happy to accommodate an additional half-day stay either at the beginning or end of your stay based on availability. Additional fees will vary depending on demand. Please notify us in advance for your quote. SMOKING POLICY/FIRE RISK Due to the high risk of fire in our region, both indoor and outdoor smoking is prohibited for everyone's safety. There may be times that the fire pit is unavailable to do increased risk. *By booking your stay with us you agree to our house rules, including our pet policy.
