Extra cleaning may incur a $50/hr fee. 🚭 No Smoking, Vaping, or Drugs Smoking, vaping, illegal substances, and Marijuana use are strictly prohibited inside and outside the property, including porches and shared areas. Violations will incur a $250 fine, plus any necessary cleaning or repair costs. 📸 No Commercial Use Commercial photography, filming, or content creation is not permitted without written consent from the host. 🚫 Illegal Activity All illegal activities are strictly prohibited, including prostitution and possession or use of firearms. 👥 Guest Limits The number of overnight guests must not exceed the number listed on the reservation. We use exterior security cameras to monitor occupancy compliance. Violations will be enforced and may result in immediate cancellation. 🧾 Guest Responsibility Guests are responsible for any damage, injury, or loss that occurs on the property. Please report any damages promptly. Accidents happen, and we appreciate honesty. Unreported damage may be reported to the booking platform and result in additional charges. 🐶 Pet Policy • Well-behaved dogs are welcome with prior approval. • Pet fee: $150 per pet, per day (charged on the day of check-in) • Limit: Dogs only; no cats or other animals • Rules: - Pets are not allowed on furniture or bedding - An additional $50 cleaning fee will apply for excess pet hair on linens, rugs, or upholstery - Please bring your own linens if your pet will be on the bed - Pet waste must be properly disposed of using provided bags. Waste left on the turf will incur a $50 cleaning fee (A vacuum is available for your use) Unauthorized pets will result in additional fees. *By booking your stay with us, you agree to our house rules, including our pet policy. We reserve the right to end your stay if the rules are not followed. A vacuum is provided to help keep the space clean. Please bring your own cover or blanket if your pet will be on the bed. Dogs must be crated if left unattended in the home for more than 2 hours. 🧻 Amenities & Supplies We provide an initial supply of consumables such as toilet paper, paper towels, shampoo, and dish soap. Guests are responsible for replenishing items as needed during their stay. 🔇 Quiet Hours Please respect daily quiet hours from 11:00 PM to 7:00 AM to maintain a peaceful environment for neighbors. 🛠️ Amenities We do our best to ensure all amenities are fully operational. If something stops working during your stay and we are notified, we will refund $15 per 24-hour period the amenity is unavailable due to mechanical failure. No refunds will be issued for user error or misuse. 🌐 Internet Service Wireless internet is provided as a courtesy. While generally reliable, occasional outages may occur and are outside our control. We do not provide technical support, and no refunds will be given for internet-related issues. ✅ Agreement to House Rules By confirming your reservation, you acknowledge and accept these House Rules. Any violations may result in fees, cancellation of your stay, or liability for damages.

Please know that the property is fully gated and secure for your comfort and peace of mind. PARTY POLICY We strictly prohibit large-scale gatherings; however, we do welcome small, tasteful events such as bachelorette celebrations and family BBQs. Guest count must not exceed the maximum occupancy of 12, quiet hours must be observed, and the number of overnight guests should not exceed those listed in your reservation. To help ensure a peaceful experience for everyone, we have security cameras located at the front of the house to monitor guest numbers and pet activity. We also use a privacy-compliant NoiseAware sensor that tracks volume levels without recording any audio. PET FEE $150 per well-behaved dog, per night applies to cover additional cleaning costs (limit of 2 dogs). Dogs must be crated if left unattended in the home for more than 2 hours—guests must provide their own crate. Unregistered pets will incur a $500 fine. If necessary, additional cleaning charges may apply based on market rates: $450 for couch steam cleaning and $200 for area rug cleaning. Please refer to our full Pet Policy for details. EV CHARGING $25 per overnight charge applies. Please let us know in advance if you'll need access to the charger. EARLY CHECK-IN/CHECK OUT We’re happy to accommodate an additional half-day stay at the beginning or end of your reservation, based on availability. SMOKING POLICY/FIRE RISK Due to the high fire risk in our region, smoking is strictly prohibited both indoors and outdoors for the safety of all guests and the community.
