Heninger Park is one of Santa Ana’s oldest and most character-filled neighborhoods, known for its historic Craftsman homes, palm-lined streets, colorful murals, and strong sense of community. Located just south of Downtown Santa Ana, the area offers easy access to local coffee shops, art galleries, restaurants, breweries, and cultural attractions while maintaining a laid-back residential feel. The neighborhood blends historic charm with urban energy, making it popular with visitors who want an authentic Southern California experience close to Disneyland, beaches, and Orange County Attractions.
You will find well loved homes with multi-generational families at different stages of revitalization. Note that the historical society of this neighborhood has extreme regulations that require specialized material and approvals. As a result, some homes may show natural aging such as weather wood or original architectural elements that have not been modernized. Some families resort to unsightly backyard tarps for shade because pergolas require expensive permits. While this can create a more eclectic and lived-in appearance, it is also part of the area's historic character and charm! We know our neighbors well and they are lively! They enjoy celebrations with Mariachi bands and fireworks. There is an elderly neighbor who sometimes uses firecrackers to scare away stray cats which can be alarming when you are not prepared.
AvoCottage has won an award from the City for Historic Architectural Preservation! While our property is beautifully renovated, private, gated, and thoughtfully designed for families, the surrounding neighborhood may feel more modest and lived-in than what you might expect given our luxury interior and amenities.
Part of the spirit of travel is experiencing different communities, cultures, and environments with an open mind. Our guest love the local character, convenience, and authentic feel of this centrally located neighborhood, but if you are more accustomed to more suburban or planned neighborhoods, you will find the surroundings different from what you are used to. As a mom, I would never host families in a home or area I would not personally feel comfortable bringing my own young children.
Rideshare and public transit are easy to access, but having a car makes exploring super convenient. Our home is easy to find using any GPS app!
5th Bedroom: The Game Room
Our Game Room doubles as a cozy private sleeping space, complete with a comfortable queen-size sofa bed and an armoire for clothing storage. Fresh linens and pillows are provided inside the armoire so you can make the bed at your convenience.
This space is located in a detached carriage house just across the patio. It is well-insulated, climate-controlled, and filled with natural light through its windows, offering a pleasant and quiet retreat.
Please note: While the Game Room is fully equipped for comfort, the bathroom is located in the main house or studio, requiring a short outdoor walk. California’s weather is generally sunny and mild year-round, with the exception of the occasional rain in spring. We recommend keeping this in mind if you're planning to use this as a fifth bedroom during your stay.
About the Pool
Our cowboy-style tank pool is 10 feet in diameter and 22 inches deep—perfect for cooling off with 6 to 7 adults.
EV Charging
An electric vehicle charging station is available on-site for guest use.
$25 per charge applies.

We had a lovely stay at the Avocottage. As a group of mixed ages and families there was plenty of places, nooks, and crannies for folks to spread out in while also encouraging the group to come together to eat, play, chat, and chill. Hands down recommend. The pictures don't do the space justice.
Absolutely loved our stay at the Avocottage! Sarah was a great host and always available if needed. The house was clean and just as expected. We all loved the details and decor. The yard was perfect for hanging out and that avocado tree was beautiful to sit under and my son loved climbing around it. The location was perfect for us. Our daughters had soccer games at silverlakes and this house kept us in close proximity to that and all the beaches we wanted to visit. We look forward to hopefully staying here again in the future!
